Guardians Deed
Private Sale
Whereas the Probate Court of Douglas County in the St[ate] of Missouri by its order of Sale made at its February Ter[m] A D one Thousand Eight hundred and Ninety which orde[r] is found of Record in the Records of said court did orde[r] the undersigned Guardian and Curator of Minor heirs of [didn't copy] Woods a To sell in the manner hereafter man[ner]
the Real Estate in said Order and this Deed described

And Whereas In obedience to said order did at [didn't copy] sale on the 15th day of February Eighteen Hundred and [didn't copy] sell the Real Estate in said Order and in this Deed des[didn't copy] first having the same Duly appraised by John W. Elliott
W R Wrinkles and W R BEASLEY three disinterested Househ[didn't copy] of Douglas County at the sum of Three Hundred and fifty Dollars as appears by their certificate of appraisem[ent] Returned with this Report report of proceedings to the May Term 1890 of said court.

And Whereas G W Thomas became the purch[aser] of said Real Estate under the Terms of said order and has complied with the Terms of Said order and has secured the sum of Four Hundred and fifty Dollars. and ce[nts] the amount of the purchase money

And Whereas at the May Term 1890 of the probate Court of Douglas County aforesaid did make report of the above mentioned proceedings under said order of sale and the said report was at the said May Term duly approved by said probate court and the said sale
therefore valid and binding upon all concerned.

Now Therefore In consideration of the premises and the said sum of Four Hundred and fifty Dollars and the purchase money in accordance with the Terms of sale[didn't copy] paid by the said G W Thomas of the county of Douglas State of Missouri I Wesley Wood Guardian Curator [didn't copy] aforesaid of Minor heirs of Joel Wood Deceased do her[didn't copy] Grant Bargain Sell and Convey unto the said G W Tho[mas] and to his heirs and assigns all the right--Tittle and Interest of the Said Minor Heiirs of Joel Wood Deceased in and to the Real Estate in said order described as foll[ows] The east half of south west quarter and south East qr [didn't copy]
North West qr section Three Township Twenty six Ran[ge] Twelve (12)

To Have and to Hold the said Real Estate with all the Privileges and appurtenances thereunto appertaining unto said G W Thomas and his heirs and assigns forever

In Witness Whereof I the said Wesley Wood as Guar[dian] and curator of William Wood, Wesley Wood, Malissa Woo[d] minor heirs of Joel Wood hereto sign my name and affix my seal this 12th day of May 1889

[Joel Wood (b. 1847) was the son of Henry William Wood & Martha Potter. He married Mary Ann 'Polly' Sloan, daughter of John Sloan & Laviney or Lovina Coatney. Joel, Polly and two of their children died from typhoid & were buried in Cliffty Hall Cemetery, Douglas Co., MO; no names or dates on stones)
